It's the price you pay. The only things that move it are changes you request in writing or genuinely concealed conditions — and we carry a contingency for the latter, so most of those never reach your invoice.
Can we live in the house during the remodel?
For kitchens, baths, and basements, almost always. We build dust containment, keep one bathroom live, and clean the site daily. For whole-home gut jobs we'll tell you honestly if moving out is the cheaper option.
Who's actually on site every day?
A dedicated project manager and our own carpentry crew. Electrical, plumbing, and HVAC are long-standing subs we've used for years — not whoever is available that week.
Do you handle permits and inspections?
Yes. Drawings, engineering, submittal, and every inspection are part of the contract. You don't call the city once.
What does the warranty cover?
Ten years on workmanship, plus manufacturer coverage on materials we supply. Warranty calls get scheduled within five business days.
How far out are you booking?
Typically six to ten weeks for a start date, though restoration work is dispatched same day. Design can begin immediately.
